São Carlos was founded in 1985 and started operations in 1989, as a subsidiary of the retailer Lojas Americanas S.A. Its activities in the development and management of shopping centers aimed at supporting the expansion of Lojas Americanas throughout the country.
That year, Lojas Americanas’ real estate assets were split up and São Carlos Empreendimentos e Participações S.A. was created, a company fully dedicated to investment management in real estate, with a portfolio of around R$ 120 million.
São Carlos made its first sale and leaseback operation, with the acquisition of the headquarters of the Swedish company Ericsson, a landmark of modernist architecture, located in São Paulo.
São Carlos IPO, with adhesion to B3’s Novo Mercado and raising R$ 469 million through primary and secondary share offerings. The funds were fully allocated to the expansion of its portfolio, which totaled R$ 600 million at the time.
São Carlos’ portfolio was made up of 48 properties and reached R $ 1.8 billion. Of this amount, R$ 1.2 billion corresponds to the Office segment.
São Carlos became a pioneer in sustainable ventures in Brazil, obtaining the first LEED® Core & Shell certificate in the Platinum category for the Eldorado Business Tower, a venture located in São Paulo.
São Carlos decides to diversify its investments and invest in the Convenience Center segment, creating Best Center, a subsidiary company of São Carlos. The value of São Carlos’ portfolio reached approximately R$ 3.0 billion.
Acquisition of EZ Towers – Tower A, one of the most modern and sustainable developments in the country, with 47 thousand square meters of leasable area, standard AAA, for R$ 564 million. This was one of the most important acquisitions in the company’s history.
São Carlos was recognized as the fastest growing company in Brazil, according to Exame magazine’s Best and Biggest ranking. Its portfolio, then, was composed of 29 properties, with 303 thousand square meters and valued at R$ 4.6 billion.
Conclusion of two important São Carlos works in Rio de Janeiro: the historic Candelária 62 Building has been completely revitalized, complying with the highest standards of sustainability, and the Centro Administrativo Cidade Nova with its imposing 6,000 square meter slabs, has become one of the biggest developments in the city.
After the vacancy of the SulAmerica headquarters building in São Paulo, São Carlos entered into a lease agreement for more than 30 years with the American school Avenues, at a challenging time in the Brazilian market.
São Carlos’ portfolio reached R $ 4.7 billion in value and approximately 340 thousand square meters.
